Public meeting on street work set for today A public information meeting on street projects sponsored by the city's Public Your new 1977 tax breaks Tax break on home sales raised If you are a taxpayer 65 or older, your pay no tax on the sale of your home if your "adjusted" sales price is at or below a certain amount a special big tax break for you. (Adjusted sales price is selling price reduced by selling expenses, such as broker's commissions.) New for 1977 is another bonanza for you, for the taxfree amount has been jacked up a huge 75 per cent from $20,000 $35,000. If your adjusted sales price is more than $35,000 a pro rata part of the profit is tax-free, in the ratio that $35,000 bears to the adjusted sales price.

For instance, if your sales price is $70,000, half your gain is taxfree Your timing is vital. Say you'll be 65 or older later this year and plan to sell your home. DON'T sell before you actually turn 65, or you will lose this tax break. You get tax-free treatment only if you sell on or after the day you reach 65. Here are revealing questions and answers from Prentice-Hall.

Q. I own a home jointly with my wife. I'm over 65, but my wife is only 60. If we sell, can we get the full tax break? A. Yes, the break is available if either spouse is at Sylvia Porter least 65.

But you must file a joint return. Also keep in mind: break is not automatic; you must elect it. must have used your property as your principal residence at least five of the eight years before the sale. get the break only once in a lifetime. the property is partresidence, part-business (say a two-family home), there's taxfree treatment on the part of the gain attributable to the residence.

The break applied to condominiums and co-op apartments as well as to houses. forget there also is a tax break available to taxpayers of any age who sell their homes and buy new ones. They can defer the tax if they reinvest the sales proceeds ina new house. Q. Say I'm 65 or older, sell my home, and buy a condominium.

Can I defer present tax while using the $35,000 shelter? A. Sure. You can combine Record Marriage Licenses Lind, Dennis John; 137 Wedgewood, 21. To explain, consider what happens when you don't replace, and then what happens when you do, suggests Prentice-Hall. Mr. Green is over 65, has owned his home for which he paid $20,000 for many years. In 1977, he sells it at $75,000. His selling expenses (commissions, etc.) come to $5,000.

So his adjusted sales price is $70,000. His profit is $50,000. He does not replace his home. Result: Green's tax-free gain is $25,000. That's 50 per cent ($35,000 over the $70,000 adjusted sales price) of the $50,000 gain.

However, Green still has to pay capital gains on $25,000 on his profit, a lot better, of course, than paying tax on 000. But he could do much better if he replaces his home, even if he doesn't spend as much for the new as he received for the old one. Use the same facts above, except that Green now replaces with a condominium costing $45,000. Result: Green pays no tax at all. For he deducts the $25,000 he is entitled to receive under the elderly citizen's break from the $70,000 adjusted sales Nancy Jo, 711 Wedgewood, 18 Olga, 2015 32, 25 Judy Mae, 1828 SW 15, 24 Jean, 4201 Greenwood, Karen Ann, 442 24, 20 Glynda 7815 Sycamore 43 Cynthia Sue, 2345 Randolph, 25 Lori Marie, 3204 Starr, 22 Diane Janelle, 1020 30, 20 Sandra Kae, 5735 Franklin, 19 Susan Marie, 6728 Fairfax, 32 Shelley.

price. That leaves him with a readjusted sales price of 000 and there's no current tax if he replaces with another home costing at least that much. Since his condominium costs $45,000, there's no current tax. With a record home sellingbuying season under way, this is an excellent time to remind you of the key rules on tax-free sale and replacement of homes for taxpayers of all ages. If you buy another residence, you must buy and use it as your principal residence within 18 months before or after you sell your old residence.

If you build a new residence, you must start building before or within 18 months after you sell the old one, and you must use the new house as your principal residence within 24 months after selling the old one. You must invest the entire proceeds (after deducting expenses) in the new home to get completely tax-free treatment. If you don't, you pay a tax on the difference between what you spend and what you received. But if you're at least 65, your sales proceeds are readjusted as explained in detail above. (c) 1977 Field Enterprises, Inc.

Hastings council oks power plant TV producer Gene Bunge said the network is shooting for a new national series with the unveiling the program of "The Image Makers" at 3:30 and 10 p.m. Sunday (May 29) and again Monday (May 30) at 9 p.m. The concept came from Nebraska ETV still photographer Don Tremain and was proposed at a committee meeting "which invited ideas from anyone in the building," noted Bunge. The supporting Nebraskans for Public TV offered two 000 stipends to get projects rolling. The second project is an art series with actor Vincent Price.

After an initial session among Bunge, Tremain and director Linda Elliott (also director of "The Grand Bunge went off York to interview possible hosts for the program. The reception was warm and friendly and interest was high. Why are they banking on the theme of photography? The American public has not only become camera crazy Bunge said there is one camera for every man, woman and child but photographs have become pieces of high priced art. In the search for a host Bunge discovered that all seemed to have great admiration and respect for the judgment and knowledge of John Morris, former picture editor of "The New York Times." Morris got the pilot job but, if the series gets funding, there may be a series of hosts. The subject for this first program is Arnold Newman, a pioneer of the environmental portrait.

Newman was selected "because we wanted a photographer with a broad appeal," said Bunge, pointing out the famous Newman photographs of film stars, musicians, politicians and presidents. Bunge said this show entitled "The Environment of Arnold Newman" and the potential series will not be a "how-to show." It will explore "the peculiar interests of photographers' from landscape to nature, documentary, war, press, sports and commercial. Bunge said they have already gotten commitments from Gene Smith "the granddaddy of documentary American photographers;" Richard Avedon, a portrait and fashion photographer whose work graces "Rolling Stone;" landscape photographer Ansel Adams; Peter Turner, a commercial photographer known for his experimental work in color, and others. "I don't think there is any problem in getting the top photographers in the top disciplines," noted Bunge. This first half-hour program has been sent to PBS with a request that it be given an initial run as a special on the national network.

And the often tedious process of looking for funding has begun. Bunge said the Nebraska network has not been "as aggressive in (seeking) corporate funding because of the University Lawn and garden tips. Local nurserymen write columns in the "Sunday Journal and They tell you when to plant, how to care for your lawn and garden plants. Hastings (UPI) The Hastings City Council Monday voted 7-0 to build its own power plant rather than purchase power from the Nebraska Public Power District. The Hastings Board of Public Works had recommended construction of a city power plant after several hearings.

The 54-megawatt plant will cost an estimated $60 million. Hastings voters already have approved a $75 million bond issue for its construction. Hastings had planned to build a power plant in cooperation with Grand Island at Doniphan, but that idea was scrapped when the Nebraska Power Review Board reiected an application to construct the plant.
